CAMPGROUND RULES

Check-Out: 11:00 AM
Late check-out (after 11:00 AM) must be approved in advance. Unapproved late check-outs may result in a $35 fee & must depart no later than
1 PM. Failure to vacate after 1 PM may result in being charged for an additional night’s stay.
RESERVATION, DEPOSIT, & CANCELLATION
All reservations require a deposit equal to the first night’s stay. Cancellations 7 or more days prior to arrival will receive a refund minus a $20 processing fee. Cancellations within 7 days of arrival are non-refundable. No refunds for early departures, weather, or acts of nature.
VEHICLES, GOLFT CARTS, & PARKING
One RV & one vehicle per site unless otherwise approved by management. No parking on grass, vacant sites, or roadways. Guests may bring personal golf carts for a $20 registration fee.
All golf carts must be insured. Operators must be 16 years or older with a valid driver’s license. Golf carts must follow all traffic rules & remain on designated roads only. Speed Limit: 10 MPH throughout the resort — strictly enforced.

VISITORS & GUEST PASSES
Registered guests may invite visitors. All visitors must check in at the office & obtain a $20 visitor pass. Guest capacity is limited & may be restricted during holidays or events by parks digression. Registered guests are responsible for the behavior & compliance of their visitors.
PET POLICY
Pets are welcome but must be leashed at all times.
Pets are not permitted inside any of our amenity locations.
Owners must pick up after pets immediately. Failure to do so will result in a $50 fine. No aggressive breeds permitted due to insurance restrictions. This includes, but is not limited to: Pit Bulls, Rottweilers, Bull Mastiffs, & Dobermans. Excessive barking or aggressive behavior will result in removal from the property.
CAMPFIRES, GRILLS, & OUTDOOR EQUIPMENT
Only firewood may be burned in designated fire rings — no trash, plastic, or treated wood. If you fail to clean up debris, a $35 charge will be added. Do not move fire rings or place fires near trees or structures. Never leave fires unattended.
Portable grills are permitted but must be used safely & cleaned after use.
AMENITIES & COMMON AREAS
Basketball & Pickleball: Tennis shoes must be worn on these courts. No boots. No glass containers allowed in the area.
Pool/Hot Tub: Swim at your own risk — no lifeguard on duty. Rules posted on site.
Children under 16 must be accompanied by an adult. Children under 12 are not allowed in the hot tub at any time. No glass, pets, smoking, vaping, or tobacco in the pool area. Proper swimwear required; swim diapers for little ones.

Coffee Bar & Lounge: Please keep noise to a minimum & clean up after yourself.
Massage Room: By appointment only;
We kindly ask all guests to respect the privacy & cleanliness of the space.
Game Room: No food or drinks, shaking machines or removal of game room items. No wet clothing. Children under 16 must have an adult present.
GARBAGE & SITE CLEANLINESS
Household trash must be bagged & disposed of in designated dumpsters. No dumping of large items, appliances, furniture, or hazardous waste. A fine will be assessed. Sites must be kept neat & free of clutter. No hanging of towels, clothes outside of camper. Do not leave trash or pet waste outside overnight.
QUIET HOURS
Sunday–Thursday: 10 PM – 7 AM
Friday–Saturday: 11 PM – 7 AM
Please respect fellow guests by keeping music & conversation at a low level during these hours.
PROHIBITED BEHAVIOR
Disorderly conduct, loud music, public intoxication, drug use, fireworks, or open carry of firearms are not permitted.
Heritage Oaks is a family-friendly resort — guests engaging in disruptive or disrespectful behavior may be asked to leave without a refund.
LIABILITY
Guests assume all risks associated with their stay. Heritage Oaks RV Resort is not responsible for injury, accidents, theft, or loss of property.
All guests and visitors agree to hold harmless Heritage Oaks RV Resort, its owners, and staff from liability resulting from their actions or the actions of their guests or pets.
GENERAL REMINDERS
Please do not wash or work on RVs or vehicles on site.
Sewer and water hookups must be properly sealed.
Gray water discharge onto the ground is prohibited.
Respect nature — do not cut trees, pick flowers, or disturb wildlife.
Management reserves the right to modify rules as needed for the safety and enjoyment of all guests.
